In this service line we group together our service components that require intensive and bespoke advice.

You require support when devising a strategy, a concept, a formal valuation or an investment analysis? Describe your situation and challenge and we will respond with a proposal of how we can best assist you to get to your required result.

Many solutions we can provide ourselves but should the required solution take us outside of our scope of services, we will provide the solution in cooperation with a service partner from our network or we are happy to help you to identify the right service provider for the task at hand and your specific requirements.

General Advice

General advice can take many form and hence, it is not easy to concisely explain.

We normally start from the given task or challenge and then design the appropriate solution options. Those options are then taken through a process of analysis and and balanced evaluations so that we can then make specific recommendations.

The aim is always to show specific and actionable solutions and to put those into a concept for execution.

We believe in our recommendations and we therefore also offer to execute them or to co-ordinate and manage their execution.

In the past we have, for example, developed the following solutions:

  • Strategy development for a church trust with € 500 million balance sheet
  • Re-positioning concept for vacant 12,000 sqm office property in a Frankfurt satellite location including a live market testing
  • Financing concept to improve saleability of a residential problem portfolio with an increased vacancy level of 25%
  • Disposal strategy for a phased disposal of an extremely diverse portfolio of assets (2,200 units across Germany)

Valuation & Underwriting

Valuation

Our valuation service mostly comprises formal valuation reports for purposes such as financing or accounting. We are founding member of the WertPartner network for valuation and within the network we can provide valuations for lending/borrowing purposes, market valuations, etc.

We can value individual properties or larger portfolios or all asset types across the country. We comply to RICS and/or HypZert standards.

Underwriting

As part of our underwriting service we provide investment analysis and advice to form the basis for further decisions in the investment or disposal process.

The investment analysis including relevant parameters is one part of the exercise and the development of a business plan with specific rental projections, the use of a client specific discount rate or projections of the achievable re-sale value is the other.

Such an investment analysis with underwriting needs to be done and developed in close collaboration with the client and essentially serves as a basis for decisions to buy, finance or sell and to identify risks associated with such decisions.

Strategic and tactical transaction advice starts at an earlier point in the transaction process and the actual transaction management and includes the development of an investment or product strategy.

Within the client’s framework we develop the parameters that are important for the desired result and devise a strategy in alignment with actual market conditions. The devised strategies are then translated into specific selection and decision criteria to form the foundation for a successful investment strategy.
