Asset Management

We have three defined service levels in our asset management service line:

Asset Management

Our Asset Management service level defines asset management as a “pure” service for a fee. Typically this takes the form of a management contract and includes a level of discretion within agreed parameters.

Co-Investments

The next service level is what we term as Co-Investments and it exceeds the asset management as a service in the sense that is includes some form of co-investment on our behalf. Typically this means that we invest alongside our client up to 5% of the required equity for a given transaction. The aim of this co-investment is to fully align our interests with the client’s interests as the main investor who retains ultimate control of a transaction. This approach is a result of our partnership approach to work with our clients and our promise to take responsibility for the results we generate.

Joint Ventures

The highest service level we have defined takes the form of a joint venture. We understand joint ventures as the extended thought of a co-investment and is manifested by our higher equity contribution to a transaction. Our contribution to a joint venture can range between 5-50% of the required equity but is also dependent on the total volume of the transaction. In any event, a joint venture is a bespoke service solution that has to be designed for the specific investment or strategy.

Depending on the situation, the challenge and the task, it can also be sensible to include further strategic partners.

Business Development

As part of our problem solving expertise and mandates, we have regularly been asked to develop and implement more systematic and far reaching solutions for entire businesses or departments.

Hence, we have repeatedly introduced private property companies into the market. Our scope of work ranged from brand development, to defining and coordindating internal prodedures such as accounting and reporting through to strategy development and sourcing of investment product.

Currently, we are mandated to build a company division into a self contained business that can be spun off.

Intensive Leasing Campaigns

Our intensive leasing campaigns are specifically designed to reduce structural vacancy. Intensive Leasing Campaigns are:

  • Campaigns run with concentrated activities for a defined period of time
  • Using a wholistic marketing approach
  • Custom made for each particular asset

To generate accelerated lease up or to generate quick market feedback about the lettability of an asset.

Typically we use a combined approach of intensive market penetration within the defined time period as well as a number of creative ideas aside from the trodden pathways.

Not always does such a campaign result in the desired instant success but in any event, it can serve as a valuable source of insights about the reasons for historically unsuccessful letting efforts so that the relevant decisions can be taken based on sound insights rather than speculation.

However, when successful, such an intensive leasing campaign can breathe new life into a property, often resulting into a dynamic process of accelerating lease up.  To initiate this process we have developed various concepts that can be applied, depending on the particular situation.

Case Studies for Intensive Leasing Campaigns

  • Campaign for micro lettings (room by room) of office units to revive a vacant part of a complex of buildings in the city centre of Leipzig
  • Development of a mixed use concept  for a vacant office property in a fringe location of Frankfurt including a real time market test
  • Lease up of a vacant hotel as furnished studio apartments and development of a design concept for subdivided retail units to improve marketability of a former supermarket unit in a small town in the Mainz region.

Interim Management

For interim mandates we typically second our managing director for a defined period into a client entity to solve a specific problem or task on the ground and as part of the client’s team.

Tasks can include particular asset management projects or more organisational tasks such as team assembly or set up of business processes.
